If you do not know the market in your area DO NOT BUY..... Buying real estate should not be a gamble. There are plenty of wasy to research a market. I can go anywhere in the country and within a week no where to buy and make money. That is the greatest thing about my job. I can make money anywhere. I went down to Florida and found an incredible opportunity in less than a week. Then went back to research a little more and now branching out into that area.

If you want to start learning your area. Find a good realtor that also buys real estate himself. If a realtor is not buying he is probably not that keen on the investing buisness. Read your local papers and see where the city is planning to improve areas or any big plans on new developments. Drive around and see what streets are improving and follow other rehabbers. Join a local rehabbers group. Speak to city officials and get in good with your local government. These are just a few ideas that can help you get started.

Nice info for the flipping. I hav been thinking of giving it a try. Also have 2 buddy interested. Most of my cash is tied up in my house and 1 rental. Both buddies are sitting on a sizable chunk.

I work with different investors and we do deals together, I flip some to investors and make some $$ up front too. there are ways to work it. If your friends are looking to do something and you are going to partner with them make sure you find a good home. St. Louis is not that far from you and I have research some hot spots. Don't have a problem sharing. Let me know.
