Ins is making me replace the roof or they will cancel. What am I looking at for an average home approx 2k sq ft?
 
Depends on a lot of things. The pitch of the roof? Whether or not you have hip ridges or valleys. Around here a normal house with no valleys or hips that size would be about $3500. Not sure what it costs in your neck of the woods. There should be plenty of roofers that give free estimates down there. Just check refrences and make sure they have insurance.
 
You looking at around $6000 to $10,000. A dimensional shingle goes for around $330 per square. A square is 10' x 10' a 2200sf house is prob 28 square cause of pitch. 28 x $330 puts you at $9240. Hope that helps a little.

I have no clue what woody is talking about. I priced a 10.5 square walkable 2 layer tear off at $3963 today, materials are at least $100 a sq prob more like $120. We pay our roofers $65 a square for walkable and an extra $10 for a second layer.

Really? What didn't you understand? A 24 x 40 house with a 5/12 pitch would be about 7 sq. At 325 a square it would be 3640. Sorry did it in my head. Again, I'm in Maine and it's slightly cheaper up here. Prices on roofing vary wildly by location.
BTW, Been in the trades for 35 years. Forgot more than most people know.
 
It'll vary so much by location. Had a roof put on last fall. I have a split level, about 2600 sq. ft with an attached garage of about 800 sq. ft. Both very easy to do and being two story, there's not as much coverage as a ranch house.
I chose complete tear off and life time dimensional GAF shingles. Before they showed up I removed an unused wood burner chimney setup. They replaced those sections of wood decking. Same goes for all roof vents that I no longer wanted. They then cut in ridge vents on the house and garage and two bathroom exhaust vents.

Lastly they subed out a gutter company. All new seamless gutters and six down spouts on the house and garage.

My total was about $6500.00 for all with 10 year labor warranty. Hopefully the lifetime warranty GAF shingles do better than the crap the previous owner put on which only made 14 years.


Of course Murphy's Law made things go horribly wrong. The workers pack up late Saturday afternoon and have all the felt tacked down and said there would be no problems with the rain heading my way. "Don't worry, it's all water proof boss!"
30 minutes after they leave, tornado sirens go off! @#%*! Winds hit so hard it sounded like the house was going to blow up and I hear all kinds of crashing. Look out the window and all their tools, nailers and sheets of wood are on the ground along with my expensive motorized roof top antenna setup.
I run outside and all the felt is pulled up. I toss up a ladder and run up there and try to get it lapped back over... torrential downpour, winds so strong I could barely stand up, tornado sirens still sounding and plenty of lightning.
Got it all back as quick as I could but it was still too late, had ceiling stains all over my living room and two bedrooms. Next was run up in the attic and put a big fan up there.
Called the roofer and tore him a new one (probably shouldn't have but man was I pissed). Luckily he reimbursed me for my exact replacement antenna, had a professional painter come in and seal/repaint all my ceilings and gave me an extra $100 off for my troubles. I work with a lot of construction trades and he was highly recommended including by the owner of my own company. I'm glad he didn't claim act of God. I think he was just happy I stopped a potential disaster as 99% of home owners wouldn't have gone up on a roof, let alone in that weather.

Definitely check for references, the BBB and copies of license, bond and insurance.

Who said anything about 24x40 and a 5/12 pitch roof???? Oh you did, Blanca never said anything about pitch or style of home. Just FYI my g/f house is 24x40 and its a 960 sf house. I'm pretty sure he said 2000sf home. That's double the size of her house. 7sq is a 10x70 area you can't even start to cover a 24x40 960sf house with 700sf of shingles even if the roof was flat. Even if said roof was flat @960sf if you that that plus the standard 10% waste you would still need 10.56 squares of shingles.

So put down the crack pipe :-) step away from the Busa and get out a calculator and a Certainteed master shingle applicator book and maybe get a grip on all that stuff you forgot about roofing.

I on the other hand have been in the roofing trade for 24 yrs 13 yrs as an installer and 11 years in sales, Im a Texas 11 line insurance adjuster, certified in Xactmate, I hold a Certainteed master shingle applicator "wizard" certification, I'm a Certainteed shingle quality specialist, Im also certified by air vent in attic ventilation, I've sold over $500,000 of roofs every year since at least 06.

If prices are slightly different in Maine why am I at $330 a sq and your at $325????? Sounds about the same to me, just sounds like your gonna use your shingle stretcher and your sky hook to cover that 24x40 roof with 7 sq of shingles :thumbsup:
 
why is the insurance company making u replace it? how the hell would they know what condition ur roof is in? I need mine replaced as well. im just gonna have some local illegals do it like everyone else around here does. probably cost $3000-4000 with materials. just make sure they dont fall off ur roof.....:whistle:

you would need a licensed contractor is if u were selling ur house and a home inspector came out and inspected it and in his report he indicated you needed a new roof.

or was ur policy up and they sent out an inspector to access ur roofs condition and stated it needed replacing?

Common practice with insurance to demand you fix anything that could cause a claim.

I can't believe Mr. by the book would hire illegal immigrants to work on your house and probably not pull the proper permits!!!!! Seems shady to me that your willing to break the law when its in your favor to do so...... Just sayin

I think that really shows ur ignorance in this subject like most others u comment on. your tryn to sound smart but as usual you sound stupid!

your insurance company can never demand for you to replace your roof or any other part of your home. if your roof is in poor condition due to a lack of proper maintenance they do have the right to not renew your policy if an inspector has deemed ur house unsafe. stop talking out of ur ass!
 
We did it to ourselves.

Insurance was up for renewal. Price was way high (note to self-if it ain't broke don't fix it). So we shopped around.
In order to get the new ins at much lower it required an inspection. The new ins co sent the inspector out. He noted roof was over twenty years old. Ins company still issued new policy. We cancel old policy, new company sends payment to mortgage co for new policy. Now about a month later we get letter saying ins will be cancelled due to age of roof if its not replaced.
So I'm like :wtf:
They send inspector out, he gives them report, based on that they calculate new policy and we accept, now same folks say oops sorry we can't do that.
I guess it's same as health care. They issue a policy no matter what and then underwriting gets ahold of it and says nooooo way? I don't know.

How is saying "replace your roof or we cancel you" not demanding you replace your roof? If they cancel you and no one else will pick you up and you will end up on your states fair plan and still have to replace your roof to get covered. Major ding on future insurance rates, its like having minimum coverage.

Blanca if you want to really have a good idea as the the true size and pitch of your roof check out areialogics they will provide you with a satellite measurement. Once you know the amount of squares you can multiply it by $330 and get real close.
 
Ill do it for Tree-Fiddy if you provide room and board while I work. I will work on your no less than 10hrs per week until its complete. Lookin forward to doing business with you. :whistle:
